1. Introduction
Grandeur Listings (“the Platform”, “we”, “us”) is an independent digital property advertising portal, a premium investor & commercial property marketplace, a platform that hosts third-party listings and submissions, and a business where the operator may also list properties as a licensed property practitioner operating in South Africa. These Terms govern your use of the Platform.
2. Nature of the Platform
2.1 The Platform provides digital advertising, marketing exposure, and marketplace access for residential, commercial, and investment properties.
2.2 Grandeur Listings is not automatically a property practitioner in respect of all listings.
2.3 Listings may be submitted by third parties or directly by Grandeur Listings where explicitly indicated.
3. No Agency or Advisory Relationship
3.1 The Platform does not create an estate agency, brokerage, fiduciary, or advisory relationship unless expressly agreed in writing.
3.2 No content on the Platform constitutes legal, financial, tax, or investment advice.
4. User Obligations
All listings are submitted by third parties or by Grandeur Listings acting in a disclosed practitioner capacity.
Users agree to:
Submit truthful and lawful information
Hold authority to market listed properties
Maintain compliance with the Property Practitioners Act (where applicable)
Indemnify Grandeur Listings against false or misleading submissions
In other words we do not warrant that:
Listings are error-free
Properties are available
Financial projections or yields are accurate
5. Investor & Commercial Listings
5.1 Commercial and investment listings are marketed for informational purposes only.
5.2 Yield estimates, returns, or projections are indicative and not guaranteed.
5.3 Investors are responsible for independent due diligence.
6. Licensed Property Practitioner Disclosure
Grandeur Listings may, from time to time, market properties directly through a registered and licensed property practitioner.
Where applicable:
Such listings will be identified
Regulatory obligations under the Property Practitioners Act will apply
Conflicts of interest will be disclosed
7. User Submissions
By submitting content, users confirm:
They have authority to advertise the property
Information supplied is accurate
They indemnify Grandeur Listings against false or misleading claims
8. Intellectual Property
All platform content, branding, and systems remain the intellectual property of Grandeur Listings unless otherwise stated.
9. Platform Rights
Grandeur Listings reserves the right to:
Approve or reject listings
Remove non-compliant content
Modify listing visibility or placement
Suspend or terminate user access
10. Limitation of Liability
Grandeur Listings shall not be liable for:
Errors or omissions in listings
Losses arising from reliance on listings
Failed transactions between users
Third-party actions or omissions
