Who It's For

When the Bank Isn't the Only Option

With seller finance, the seller carries part of the price and the buyer pays it off over time. It suits more deals than most people think.

🏡

For sellers

Sell a property that's been slow to move, and earn monthly income with interest.

  • Attract buyers the banks overlook
  • Achieve a stronger price for flexible terms
  • Earn a monthly return instead of one lump sum
  • Ideal if your bond is paid off or small
🔑

For buyers

Buy property even if a bank won't fund the full price today.

  • Self-employed with irregular income
  • A deposit but not enough for a full bond
  • SMEs buying their own premises
  • Buyers repairing their credit record
Three Legal Structures

How Seller Finance Works in South Africa

We match each deal to the structure that fits the property, the bond position and both parties' goals.

Most secure

Seller's Bond

The property transfers to the buyer at the start. The seller lends part of the price, secured by a bond registered in the seller's favour.

  • Buyer owns from day one
  • Seller's loan is secured over the property
  • Can sit alongside a smaller bank bond

Best for: sellers with no bond or a small bond, retirees, estates and commercial property.

Flexible

Instalment Sale

The buyer pays the price in instalments over time, and transfer takes place later. Governed by the Alienation of Land Act.

  • Contract registered against the title deed
  • Buyer can demand transfer once 50% is paid
  • 30 days' notice required before cancellation

Best for: buyers who can't access bank finance yet, with sellers who own the property outright.

Try before you buy

Rent-to-Own

The buyer rents with an option to purchase. Part of the rent builds up as a credit towards the deposit.

  • Seller keeps ownership during the lease
  • Buyer has 12 to 36 months to qualify
  • Clear terms if the option isn't used

Best for: buyers building a deposit or credit record, with landlords who want a committed tenant.

How It Works

From Enquiry to Registered Deal

We do the structuring. A conveyancer makes it legal and binding.

  1. 1

    Tell us about the deal

Send us the property, the price and the bond position using the form below.

  2. 2

    We assess it

We check the bond position, the buyer's ability to pay and which structure fits.

  3. 3

    Agree the terms

Deposit, instalment, interest rate and term are agreed by buyer and seller, in writing.

  4. 4

    Conveyancer registers it

A conveyancer drafts the agreement and registers it at the Deeds Office.

🛡️ What we won't do

We don't arrange informal "bond takeovers", where a buyer pays the seller's bond while everything stays in the seller's name and nothing is registered. These deals leave the buyer with no ownership and the seller with a debt they no longer control. Every deal we structure is in writing and registered.

    FAQ

    Seller Finance Questions, Answered

    Straight answers before you start.

Is seller finance legal in South Africa?
Yes. A seller's bond, an instalment sale under the Alienation of Land Act and a lease with an option to purchase are all recognised structures. What matters is that the agreement is properly drafted and registered.
Can a buyer take over my existing bond?
Not informally. A bond can't move to a new owner without the bank's approval, and the bank will assess the buyer like any other applicant. If you still have a large bond, we'll look at whether another structure can work.
What if the buyer stops paying?
With a seller's bond, the seller has security over the property, just like a bank. With an instalment sale, the seller must give the buyer written notice and 30 days to fix the breach before cancelling. The agreement sets out these terms upfront.
Who sets the interest rate and terms?
Buyer and seller agree the deposit, interest rate, instalment and term together. We help structure terms that are realistic for both sides, and the conveyancer puts them in the agreement.
    What does it cost?
The assessment is free. Conveyancing and registration costs are quoted upfront by the conveyancer. Any commission is agreed upon and approved with you in writing before the deal goes ahead.
Does this work for commercial property?
Yes, and it's often a strong fit. A seller's bond can bridge the gap when a lender won't fund the full price of business premises. See our Funding page for business finance options too.
